Does anyone know of a storage place that allows car repair on site?

I’m looking to rent a garage to remove my engine and store my car until I get it back (4-6 weeks) then reinstall. I have all my own tools and skills but recently moved into a downtown apartment with a parking garage.

Every storage unit style business doesn’t allow any kind of repairs, the neighbor, Stache, etc apps all have exceptions as well.

I know one of y’all has a sweet empty space and an entrepreneurial spirit
