Did a little research but how would you say traffic is from TMC to Parks Edge community in Missouri city?

I’m looking at buying in Parks Edge community but with be in residency at LBJ hospital and the TMC.

I will be taking the toll road everyday as it is free since I am a disabled veteran.

How would you say either of these commutes are?
