Cheap Venues in the Houston area

As the title says I'm trying to find some cheaper venues in the Houston area. Preferably something under $5000 and can hold 75-100 people. I really want it to be a warehouse style vibe or something on the modern side. Any thoughts? Willing to go to outside areas like Galveston, or Willis… etc.
