Buying home in Houston. How seriously do people taking FEMA Flood Ratings?
Update 2: turns out FEMA map is outdated, and there is a FEMA LOMR, it is now "zone x shaded" which can be either 0.2% (500year), 1% (100 year) or "reduced risk due to levee".
Looking at buying a new home in a new community from a large developer in Houston.
This listing is showing a Flood Rating of 9/10…The link to the FEMA map shows it in a "Special Flood Hazard" section, and further, in that category it being in the "Regulatory Floodway" section…
Nevertheless, the houses all along the street are being sold each day, to well off people who can afford to not live in a flood zone if they wanted to.
Am I being too cautious? Or is this a case of "if everyone else jumped off a cliff"?
Update: thanks for the responses. New to Houston. Will not go ahead with the house as a low flood rating was a key issue for us. Also should note that the large developer did not mention this at all in our discussion, and neither did the realtor.
But it's interesting to see the total consensus online of not purchasing such a house, contrasted with what seems to be a total consensus on the street of people buying all these houses…
