"Breaking" Lease question

So I am moving out of the Houston area and my lease doesn't end until early 2022. If my landlord leases out the place before my lease is actually over, do I need to pay out the rest of the lease? As in, do I continue to pay rent until either a new tenant is in or my lease is up. Whichever comes first?
