Breakfast/brunch spot with patio?

Hey guys, I'm looking forward to enjoying the sunshine and perfect temperatures we are having in Houston these months (before hell breaks loose). What's your go to spot for breakfast/brunch with an outdoor patio both inside and outside the loop? I'm wondering if there is any good place I am missing around.
