Better Option for Midtown/Montrose Area?

I am moving to Houston very shortly, and I am primarily looking at Montrose and Midtown. I have been reading old threads about both neighborhoods, but of course people disagree and most of the threads I have found were 3+ years old. There seems to be some disagreement about the eastern part of Midtown specifically, and the opinions seemed like they were getting better over time.

The places I toured in person ended up leasing, and they were kind of between Midtown/Montrose. Housing is moving fairly quickly, so I am considering leasing after just a virtual/facetime tour. I wanted to get some quick opinions on these three areas and their pros/cons relative to each other. Primarily concerned with noise levels and safety as they all seem close enough to food and entertainment. If it is helpful, I am 23, moving with 4 y/o dog and girlfriend who is 21.

– La Branch / Elgin area in the Southeastern part of Midtown

– La Branch / Hadley area in the Northeastern part of Midtown

– Waugh Drive / Hyde Park Blvd area near the main strip of Montrose
