We're looking at buying one of the newer homes in one of these three areas. We love each neighborhood and the prices are much better than something like West U or Memorial. However, with interest rates continuing to climb, we're worried we'd basically be buying at the peak right before a crash, and we'd really prefer not to have a period of a few years being underwater on a house. That said, these areas have also seen some of the most solid and consistent growth in Houston over the last 10 years, and it seems like the development is just continuing to pick up pace.

So we're conflicted on what to do. Wait for prices to fall (if they do) and buy then, which means deferring getting the house we want? Or just buy now out of the belief these areas will stay solid or net appreciate over the next 3-5 years?

Curious what folks consider the best tech companies to work for in Houston. I know Houston doesn't have quite the tech scene of Austin but surely there are some good employers here.

I know about Two Sigma but my impression is it's about impossible to get into as a software engineer so I'm looking for something a little more realistic.
