Hello, I am located in a suburb of Houston, TX and interested in adding a room to my backyard where I can store stuff but also use it as an office / workshop. Very new to this and currently looking at permits req'd.

I saw that Houston doesn't require a building permit for a storage shed up to 200 sq ft and had some questions about that.

• If i build a shed under 200 sq ft, can I later add electrical to it, or would I run into permit issues since the shed doesn't have a building permit on it?
• If I want to add A/C to the shed so I can do some work in there, do I need a permit for that? And if so, would I possibly have issues if the shed doesn't have a building permit for it?
• When selling the house, does this add to the sq footage? Or does it only add to sq footage if I have a building permit? (Just thinking about the requirements and benefits if I ever want to sell the house in the future)
