We all know property taxes jumped this year. I've seen multiple sources say my property has decreased in value by about $20k since the beginning of the year when property taxes came out.

If things continue the trend by the end of the year, is there an avenue to reevaluate my taxable liability with regards to property taxes or do they only go one direction each year?

Just moved here 10 months ago, we had at least 50+ hummers a day literally all day at our feeders in our yard August into November.

I have no idea if they were here before we bought the house in August, so I'm more wondering if it's still too early for them to show up in numbers (we have a couple, but nothing like last year)?

Had one give me a quote yesterday and they want $750 to clean my two air exchangers and ducting. That's just "I don't want your business" kind of money. Thank you!

As the title reads, most of what I read are negatives about living in or around Houston.

Drivers, Flooding, Hurricanes, Property Taxes, Property Insurance rates, etc etc.

I close on a house in 11 days Northeast of Houston and I'd love to hear some personal experiences as to the positives of living around the city?

Hey all - just closed on a house near Houston, currently the state I live, with a house value of $400,000 my property insurance is $600 a year. For a house valued at even 3/4 of that in a non flood zone, the lowest I've been quoted is over 5 times that amount at $3400 a year. Not only that the year my current home was built was 1963 and the new home 2007.

Is anyone getting a better number with a reputable company?
