I was betting on October 1, but it looks like the main studio is ready to go live tomorrow, August 24, 2022 at high noon.

Word is things will kick off at 12:00 PM with a brief celebration of the return to live radio and the new schedule officially begins.

Roark is back with Wide Open Spaces 9-noon and Border Radio will be on in the afternoons, both Monday-Friday.

The HD2 / Streaming channel is also getting a new schedule. Besides re-broadcasts of HD1/FM programs it has some interesting looking original programming as well. Currently the live HD 2 schedule isn't up, but a static screenshot is public.

It's been a hard few years for the mighty 90.

FM 90.1 turned 52 this year, but after COVID caused the shutdown of the studio at 419 Lovett Blvd the building fell victim to humidity and mold. It was sold and demolished in the past year.

Enough money was made from the sale to purchase a new home on Caroline street and the station just wrapped up a fundraiser that made slightly over $50,000 to pay for remodeling and setup in their new space.

As a cost saving measure earlier in the summer the paid General Manager was let go and Sandy Weinmann, long time host of Deadbeat, became the interim general manager.

Under his leadership the station is revamping the schedule, due to premiere with the opening of the new studio and return to in-person live broadcasting. Hopefully it will move away from the syndicated national programming and automated playlists the two previous managers pushed into the schedule ( https://confessor.kpft.org/playlist/pub_sched.php )

The new schedule is tentatively planned to launch in the first part of September and right now the mid-September schedule at https://confessor.kpft.org/playlist/pub_sched.php?dte=1662267600&op=next is a blank slate of possibilities.

One confirmed change is that Roark Smith will be coming back on the air in some capacity. Roark has about 20 years of history with KPFT and was judged the best radio DJ in Texas for several years in a row during his last run on KPFT so it's exciting to hear him back on the air.

Although you have to work just a little bit to find them, they have outstanding musical programming in nearly every genre and are worth the effort.

Background: The National Flood Insurance Program contains a provision (section 1316) to disqualify certain properties from receiving flood insurance unless and until they are raised 1 foot above base flood elevation. This makes selling a 1316 home difficult, since it is almost impossible to get a conventional mortgage or other types of insurance.

Two of my previous posts (with one more incoming) documented shady re-development of 1316 properties in Montgomery County:

Montgomery County is surprisingly transparent on this issue and makes their entire list readily available: https://www.mctx.org/departments/departments_q_-_z/recover/1316.php which inspired someone in a previous post to ask about the same information for Harris County.

Harris, and every other jurisdiction I googled, are radio silent on the issue, so I submitted an open records request to the Harris county Engineer's office and they replied.

It was a poor use of $6.50.

The results are underwhelming to say the least and I am deeply suspicious of the process used to determine 1316 status.

I have a photo of the house under 7+ feet of water during Hurricane Harvey, but it isn't as good an angle as the previous Harvey "rehab," at https://www.reddit.com/r/houston/comments/qc6rdo/harvey_rehabber_way_beyond_buyer_beware/ .

This time though, the house in question has the added bonus of being listed on FEMA's 1316 list. This current property is a little more interesting, however, based on the chain of ownership from https://esearch.mcad-tx.org/Property-Detail?PropertyQuickRefID=R145161&PartyQuickRefID=O0652835 .

The current owner purchased it from an IRA trust benefiting a real estate agent in Houston who in turn purchased it from the person that owned the property during Harvey.

I got curious and called the listing agent to ask if the 1316 status was on the disclosures and he seemed surprised, but indicated they were not.

Just a reminder that buyer beware takes on a whole new dimension in today's real estate market.

I guess this is a rant. Buyer beware and all that, but the kind of person that tells you "Buyer Beware," like it's some kind of received wisdom is really saying "if you get ripped off, it's your fault." For flea market jewelry, that's one thing, but for a home that will probably be put on the market for $250k or more, there should be more oversight and enforcement.


https://www.redfin.com/TX/Conroe/302-Brook-Hollow-Dr-77385/home/33175593 is a property I drive by 3-5 days a week. The photos in that listing are from August, 2020 after it had been sitting empty, gutted from flooding during Harvey, since August 2017.

The day after Harvey passed over, I drove to the house and had a nice visit with the occupants. They were renters, and the home was owned by a faceless property management firm. The parents were having coffee, watching "the last," of the rain drizzle down, while their kids played inside.

They had no idea what was coming.

I'd been up half the night, watching the river gauge on the San Jacinto, and knew where the projected crest was headed. Their home would be under at least four feet of water by the next day.

Whether they believed me or not, I'll never know, but at some point in the next 24 hours they left for Louisiana, where they had people. As far as I know they never came back.

Maybe they came back, once, to check things out, but dozens of others helped drag everything those people owned into the street to be picked up and trucked to a landfill.

Every stick of furniture, what looked like everything except their traveling clothes, and who knows what else were a 100% loss.

Sometime between 2017 and 2020 the home ended up on the FEMA 1316 list ( https://mctx.org/1316%20List%2005102021.pdf ) which means any living space has to be elevated 1 foot above base flood elevation. Otherwise, the property cannot get flood insurance, a mortgage is near impossible to obtain, and no remodeling is permitted.

After three years of sitting, doors wide open, animals in and out, a small mystery fire, and every bit of weather, the property sold for (I think) $50-$70k.

Initially, the new owners tried to remodel the home by stealth but got caught and informed of the status of the property. They claimed to be entirely ignorant of the permit and 1316 requirements.

After a period of quiescence, activity has picked up over the last year.

This time, apparently in possession of a building permit, the new owners have seemingly decided to cut the roof off, use the existing walls and foundation as support, and build a dwelling on top that is the legal 1 foot above base flood elevation.

This "house" has been sitting through all the rain and summer weather in 2021 with half the roof sawed off. It flooded in Harvey, the Tax Day floods, and in 1994 at a minimum. Probably more between 1970-94. There's no way it has a shred of vapor barrier left behind the brick. Electrical has to be a total loss, likewise plumbing and gas.

I'm not an engineer or construction authority, but I don't see any way that the structure as it exists right now can ever be a stable base from which to anchor a new dwelling 11 feet from the ground.

Besides the absolute eyesore that is its' current condition, and given that the owner already tried to remodel and flip the property sans permitting, if they do pull off the construction and place it on the market, I am entirely confident that the history I just wrote will never appear on a disclosure. The visual record of this atrocity will be lost to any potential buyer about to make the worst mistake of their life.

There is no scenario where this place should be anything but bulldozed to the ground.

So, yes, buyer be very beware, 302 Brook Hollow Dr, Conroe, TX 77385 is not suitable for habitation no matter how much paint they slap on it.
