Are all contracts to rent a house here in Houston 18 pages long?

My family and I are considering moving to Houston soon and we’re shocked that every house we have applied for the contract has been roughly 18 pages long. 18 pages of rules to follow. Some of these rules are; you must water the lawn 5-6 times a week, you must pay for any issues <$100, anything more the landlord will fix it once you pay $100.. you must write a letter and ask landlord before placing a trampoline in the backyard etc. I have lived in big cities before, the contracts have been a page long.. sometimes two pages. Are there houses for rent that don’t require an 18 page contract? So far, that’s all I’ve seen. All the contracts looks identical too!
