Anyone rent out their home or garage apartment in the Heights for short term rentals? A management firm told me I’d be looking at 80% occupancy rate if I rented out mine.

I inquired to a short term property management firm about my home/garage apartments and they told me in the Heights I'd be looking at 80% occupancy rate. Is that a valid figure to go off of for renting out a home or garage apartments in the Heights?
