Anyone know a good affordable inspector?

Hey I hope you’re doing well. I’m looking to buy a home in Houston. Looking to get an inspection done with termite but everyone is charging for termite even though it is free with companies like terminix. Also ideally if someone has scopes for the plumbing that would be great. Looking to spend $450 or less.
