Another Harvey Rehab, This Time With An Un-permitted FEMA 1316 House
Currently listed at https://www.har.com/homedetail/807-glen-hollow-dr-conroe-tx-77385/5286231 for $260,000, down from the original list price after the first offer fell through.
I have a photo of the house under 7+ feet of water during Hurricane Harvey, but it isn't as good an angle as the previous Harvey "rehab," at https://www.reddit.com/r/houston/comments/qc6rdo/harvey_rehabber_way_beyond_buyer_beware/ .
This time though, the house in question has the added bonus of being listed on FEMA's 1316 list. For those unfamiliar, a 1316 house cannot be remodeled unless and until it is raised 1 foot above base flood elevation. https://www.mctx.org/departments/departments_q_-_z/recover/1316.php has more information including the document that lists the house at 807 Glen Hollow Dr.
This current property is a little more interesting, however, based on the chain of ownership from https://esearch.mcad-tx.org/Property-Detail?PropertyQuickRefID=R145161&PartyQuickRefID=O0652835 .
The current owner purchased it from an IRA trust benefiting a real estate agent in Houston who in turn purchased it from the person that owned the property during Harvey.
I got curious and called the listing agent to ask if the 1316 status was on the disclosures and he seemed surprised, but indicated they were not.
Just a reminder that buyer beware takes on a whole new dimension in today's real estate market.
