Affordable but up-and-coming places to buy in Houston

Hey y’all! I am moving to Houston in a couple of months and am looking to buy my first home. I’ll be working downtown and am looking to stay somewhat proximate to downtown for that reason, although I am flexible. I’m wondering which neighborhoods are seeing, or are expected to see, a rise in property value over the next few years. I’m trying to stay under $500k so I really can’t afford to buy in the Heights/Midtown/Montrose. I’m looking at places like Independence Heights and EaDo instead and wondering if these are up-and-coming neighborhoods where I might see a return on my investment down the line. I also would like to know if there’s anywhere else I should be looking. Any info helps. Thank you!
