Why are there so many “luxury” gas stations now ?

In the last few years has anyone else noticed more and more 7/11 and just traditional corner store esque gas stations disappearing in favor of these mid modern furnished, insanely priced “luxary” gas stations ?? I’ve noticed checkpoints and mid marts and s**t , is this a new private equity venture ? Or what is going on did I miss a memo.
