What Happened to the Westheimer/Richmond Area?

I grew up and still live in the suburbs. About 15-20 years ago, the night life around that area was good. Went through there today and it has….. Changed.

Did I miss something, or did this just happen slowly? It's still very expensive so I'm not sure how it's gone down hill so much.
