Is Hollister St just another gunspoint/forum park in the making

I don't hear much about this neighborhood but rode through saw a dead body covered in tarp by the gas station this st has about 10 different apartment complexes in it. Honestly, with the pandemic and gentrification, this area is prob gonna be 10x worse in my opinion it looks nice over there right now. What yall think about the future of this northwest neighborhood?
