Opinions? Two options from contractors

I'm helping a family friend out with coordinating a home renovation. The house is a 20 year old townhome in the Heights, unoccupied for 3 years. Mostly cosmetic damages inside. I've spoken to a few contractors who said a couple different options:

1. Hire me or some other contractor and we'll coordinate the mold inspection
2. Hire outside mold inspection then have us come on site

I know mold inspection/remediation can be a bit of a scam sometimes. Which option of the two is more in line with your experience for home reno?
