Are Houston Condos/townhomes worth it?

Since Covid I Have been on the fence about buying a condo. At first I saw a bunch which I thought was interesting, but assumed it was because people were buying houses. I ended up considering a house because of the HOA fees, at least 500 monthly. Luckily, I didn't end up buying anything, because a year later I ended up moving jobs. I can see myself at this job for at least 6 years. I can comfortably pay 2,000 a month my income increases yearly and I have side incomes but I prefer not to use them. I am also interested in keeping as an investment property if I end up meeting someone and having a family. I am single, no kids, and love living in the loop.

Are condos worth it? Newer ones vs older ones? What is the average price for a decent one? (I have a construction background so I don't mind doing renovations myself as long is it's liveable).

Any tips or feedback is greatly appreciated. Thanks in advance.
