Northside village central house

Hi guys!! I’m looking to buy my first home and found a cute property just right by northside high school. I know the area is a bit rough and is very up and coming, given the price point. Lots of remodeled homes and townhouses going up in that area, I was wondering if crime is an issue there-I’ve driven around during the day and at night, and it seems like any working class neighborhood—quiet and with older neighbors.

I’m looking at a bungalow with no garage and wanted to gain some insights into if it is safe there and/or any speculation about it gentrifying in the next few years. Thanks in advance!!!
