Black mold rental rights questions

My mother in law is renting a house and they discovered that the house has a massive black mold problem, to the point where they have thrown things away as a result. The landlord is not being very helpful and says there isn't any mold. My question is, can the landlord be held liable for the property damage? Besides leaving, are there any good suggestions you would have through out this process?
