Oak Forest flood insurance quote is $1600??

New house is in oak forest, between 34th & 43rd near Ella, why am I being quoted such a high rate for flood insurance? To my knowledge I’m not in a flood zone and this area has never flooded. After doing research on here and though a few friends in the heights/spring branch, most are paying $500-$600 for theirs.

What am i missing?
