Houston apartment is charging $2,846 for early termination fee, plus two months rent. Need advice!

My husband and I are in the process of buying a house, which should be ready by August 2. Our apartment is charging us $2,846 for early termination fee, plus two months of rent. The fee just seems way too high— it doesn’t make sense.

Does anyone have a any recommendation on this? What can we do?
