How bad would it be for a college student to live in this are? Conversely, would buying a house here not be recommended? Safety, neighborhood, gentrification, etc.

I’m seeing a couple new developments in this area, condos and single family residences alike, and they’re pretty decent. However the neighborhood is still noticeably undeveloped. Do you see this area developing in the future?
