Question about flooding

Im buying a house in colony bend close to first colony mall and concerned about flooding. I have seen photos and articles about streets flooding and water channels failing and more heavy rains.

How bad is it? Is it really true what they say in news? What are the chances it will get worse and water start coming into houses?

I don’t wanna invest in something that will hurt its resale value down the road and probably destroy my property too. Currently colony bend is listed as 6/10. Major flood zone by insurance agent i spoke to.
