House buying and historic flooding

My wife and I are considering buying in the Houston area. We don’t have kids right now but are intending to. Constraints: 1) We are looking exclusively in great elementary school districts, 2) We are not looking at Katy, Sugarland, or Woodlands. Kolter (Meyerland) has the most HAR hits for the target price/size, but that’s been flooded three (?) times in the past decade. What are the implications of living in the 100/500 year zones?
