105% appraisal increase in 5 years – Protest Rejected
I need help here. I bought a home in 2021, and have since had insane jumps in my appraisal valuation, to the point it is now appraised 20% above the highest comparable sale from last year and 40% above median. And my home is medium finish at best.
Due to errors with HCAD registering the deed transfer and the previous owners having an electronic delivery method, we never got appraisal notifications and therefore didn’t submit protests in 22/23. After remedying that issue, I decided to file the protest myself, since the valuation differential is so high that the case was a slam dunk and fees from a protest company would be in the thousands.
My initial protest went well, but the HCAD employee wasn’t able to drop it further than 10% because it was classed as a total remodel and they’re not allowed to change that multiplier. So I opted for a single person ARB meeting. Presented my evidence and issue with the total remodel code. The appraiser then stated the total remodel code was accurate since I had like 3 updated light fixtures and a GFCI outlet in my bathroom. He then backed up his numbers with home sales that weren’t comparable since they included every upgrade possible (pools/solar/etc) and were raised homes which costs hundreds of thousands to do. These comps weren’t used in the county’s initial evidence packet and were never provided as justification to me before the meeting. My rebuttal was that these weren’t comps and stated figures I was quoted to raise my home at $70-80/sqft.
The ARB member decided to fully side with the appraiser and offered no reasoning for why he felt his evidence was more compelling… What are my next steps? They’re literally appraising my home at double what I bought it 3 years ago and it’s costing me several thousand extra a year. The appraisal is clearly fraudulent and no bank would ever accept that value. I’m thinking about suing, as I don’t know what else to do.
